A reshingle — removing your existing asphalt shingles and installing a new shingle system — is the most common roof replacement project in Orange County. It is also the one where OC homeowners are most likely to get underbid, underspecified, and underdelivered. This guide gives you everything you need to know before calling a contractor.

What Is a Reshingle? Overlay vs. Full Tear-Off

When contractors say “reshingle,” they typically mean one of two things — and the difference matters enormously:

Overlay (Shingle-Over): New shingles installed directly over existing shingles without removing the old layer. Lower upfront cost. California Building Code allows a maximum of two shingle layers — so this is only possible if your home currently has one layer. Overlays are generally not recommended because they hide the condition of the existing layer, add weight to the roof structure, reduce the new shingles’ ability to lay flat (affecting longevity), and void most manufacturer warranty coverage. Cali Roofing Solutions does not recommend overlays except in very specific circumstances.

Full Tear-Off and Reshingle: Existing shingles removed to the deck, deck inspected and any damaged sections replaced, new underlayment installed, new shingles installed. This is the correct approach for virtually every OC reshingle in 2026. It exposes the deck for inspection, allows proper underlayment installation, gives the new shingles a clean flat surface to bond to, and qualifies for full manufacturer warranty coverage.


The Complete Reshingle System — Not Just Shingles

A quality reshingle replaces the entire surface system, not just the visible shingles. Here is what every Cali Roofing Solutions reshingle includes:

1. Full tear-off and debris removal. All existing shingles, ridge cap, starter strips, and exposed nails removed to the deck. Debris hauled same day.

2. Deck inspection and repair. Every sheet of plywood sheathing inspected for rot, delamination, soft spots, and structural damage. Damaged sections replaced before any new material goes down. Our Cali Guarantee covers any decking damage we miss during inspection — if we find it at tear-off, we repair it at our cost.

3. New drip edge. Aluminum drip edge installed at eaves and rakes per current California Building Code. Many older OC homes had drip edge either missing or installed in the wrong sequence — correcting this is part of every Cali Roofing Solutions reshingle.

4. Premium synthetic underlayment. We install 30-lb synthetic underlayment (not felt paper) as standard on every reshingle. Synthetic underlayment is tear-resistant, water-resistant during installation, and rated to outlast the shingles above it. In coastal OC communities, synthetic underlayment resists salt air degradation that felt paper cannot.

5. Ice and water shield at penetrations. Self-adhered ice and water membrane at all roof penetrations, valleys, and eave areas where water backup is possible. Required by California Building Code at certain locations; we install it comprehensively.

6. New starter strip. Manufacturer-specific starter strip at eaves and rakes, providing adhesive bond between the first shingle course and the deck. Missing or incorrect starter strips are one of the most common causes of wind-lifted shingles after Santa Ana events.

7. Premium shingle installation — 6-nail pattern. All GAF and CertainTeed premium shingles installed with 6 nails per shingle (not the 4-nail standard) for 130 mph wind resistance. Every nail driven at manufacturer-specified exposure and location.

8. New pipe boot seals and vent flashings. All rubber boot seals around plumbing vents replaced as part of every reshingle. These fail at 10–15 years in OC’s UV environment and are the #1 source of post-reshingle leaks when not replaced.

9. New step flashing at all walls. Interlaced step flashing at every wall-to-roof junction, counter-flashed and sealed. Existing counter-flashing inspected and replaced where needed.

10. New ridge cap. Manufacturer-matching ridge cap with adhesive sealant and proper fastening. Installed last, sealing the ridge line against wind-driven rain infiltration.
